PUBLIC HEARING

PLEASE TAKE NOTICE the Village of Bellport Zoning Board of Appeals will hold a public hearing on Thursday, June 16, 2022 at 7 pm in the Bellport Community Center, 4 Bell Street, Bellport, NY to consider the following application:

Brian and Joanne Specht, 26 Browns Lane, Bellport are seeking the following variances to construct a 288 square foot screened porch which will replace an existing pergola that will be demolished:

Sec. 21-220. Front yard.

In the Residence A District, there shall be a front yard having a depth of not less than fifty (50) feet.

Proposed: Screened porch located 22.5 feet from front yard property line

Sec. 21-221. Side yards.

In the Residence A District, there shall be two (2) side yards, one on each side of the building, the total width of both to be not less than sixty (60) feet, and no one side shall be less than twenty (20) feet in width.

Proposed total side yards: 48.23 feet

Sec. 21-223. Corner lots.

In the Residence A District, that portion of a corner lot which has frontage upon the street which the main entrance of the building faces, as shown by plans or physical layout, shall be deemed the front thereof; that portion of the corner lot having frontage upon another street shall be deemed a side yard but such side yard shall be measured as, and have a depth equal to, a front yard.

Proposed: Screened Porch located 31.73 feet from front/side yard lot line.

Sec. 21-225. Building area.

  • Main building and accessory buildings: In the Residence A District the maximum total building area for the main building and all accessory buildings shall not exceed fifteen (15) percent of the total lot area.

Proposed total building area: 20.99%

The property is located in the “A” Residence District and the Browns Lane Historic District.  The Suffolk County Tax Map Number is 0202-8-10-9. All persons with an interest may attend and will be heard.  The Community Center is handicapped accessible.
