NOTICE OF
PUBLIC HEARING
PLEASE TAKE NOTICE that the Village of Bellport Zoning Board of Appeals will hold a public hearing on Thursday, October 16, 2025 at 7 pm in the Bellport Community Center, 4 Bell Street, Bellport, NY to consider the following application:
Michael Tomei, 49 Browns Lane, Bellport, NY is seeking the following variance to construct a driveway and a carport on the north side of an existing two-story, single family dwelling:
§ 21-221. Side yards.
In the Residence A District, there shall be two (2) side yards, one on each side of the building, the total width of both to be not less than sixty (60) feet, and no one side shall be less than twenty (20) feet in width.
Proposed: 12 feet 5 inches side yard width; 32 feet 3 inches feet total side yard width
- Main building and accessory buildings: In the Residence A District the maximum total building area for the main building and all accessory buildings shall not exceed fifteen (15) percent of the total lot area.
Proposed: 19% building area
§ 21-410. Driveways and curb cuts.
(d) All driveways and or curb cuts shall not be located any closer than ten (10) feet to any side yard lot line in the Residence A and AA zones and seven and one-half (7½) feet to any side yard lot line in all other zoning districts.
Proposed: New driveway set back 0 feet from side yard lot line
The single-family dwelling is located in the “A” Residence District and the Brown’s Lane Historic District. The Suffolk County Tax Map Number is 0202-9-2-15.
All persons with an interest may attend and will be heard. The Community Center is handicapped accessible.
