PLEASE TAKE NOTICE that the Village of Bellport Zoning Board of Appeals will hold a public hearing on Thursday, December 6, 2018 at 7 pm in the Bellport Community Center, 4 Bell Street, Bellport, NY to consider the following application which was originally scheduled to be heard on November 15, 2018:
Zenyu Properties, 9 Thornhedge Road, Bellport, NY plans to demolish an existing 22.32 foot x 28.52 garage in the front yard and are seeking the following variance to construct a new 28 foot 2 ½ inch x 21 foot 11 ½ inch garage in the front yard. Additionally they are seeking a variance to place a generator at the rear of the garage which will be located 11 feet 6 inches from the property line:
Sec. 21-226. – Accessory buildings and structures.
(a) In the Residence A District all accessory building shall be located in the rear yard of a lot. No accessory building shall exceed fifteen (15) feet in height and must be set back at least fifteen (15) feet from any property line.
Proposed: New 28 foot 2 ½ inch x 21 foot 11 ½ inch garage located in the front yard
(b) In the Residence A District, unless addressed specifically elsewhere in this chapter, all structures and accessory structures must be located in the rear yard of a lot and be setback at least fifteen (15) feet from all property lines.
Proposed: Generator located in the front yard located 12 feet from the property line.
The Suffolk County Tax Map number is 0202-14-3-5. The property is in the “AA” residence district. All persons with an interest may attend and will be heard. The property The Community Center is handicapped accessible.
