Zoning Board of Appeals Hearing – 7 Hulse Street – April 15 at 7:00 pm

NOTICE OF

PUBLIC HEARING OF

PLEASE TAKE NOTICE that should the Executive Order suspending New York Open Meetings Law not be extended past March 28, 2021, the Village of Bellport Zoning Board of Appeals will hold a public hearing on Wednesday, April 15, 2021 at 7 pm in the Bellport Community Center, 4 Bell Street, Bellport, NY to consider the following application. If the suspension of the New York State Open Meetings Law is extended past the above referenced date, the meeting will be streamed live over the internet and interested parties can find the link at www.bellportvillageny.gov.

Byron and Katy Stigge, 7 Hulse Street are seeking the following variances to construct an addition to an existing single-family dwelling and add a pool in the rear yard:

Sec. 21-220. – Front yard.

In the Residence A District, there shall be a front yard having a depth of not less than fifty (50) feet.

Proposed: Addition located 35 feet 8 inches from front yard lot line

Sec. 21-221. – Side yards.

In the Residence A District, there shall be two (2) side yards, one on each side of the building, the total width of both to be not less than sixty (60) feet.

Proposed: Total side yard width of 37 feet 7 inches

Sec. 21-222. – Rear yard.

In the Residence A District, there shall be rear yard having a minimum depth of sixty (60) feet.

Proposed: Addition located 35 feet 8 inches from rear yard property line

Sec. 21-225. – Building area.

  • Main building and accessory buildings: In the Residence A District the maximum total building area for the main building and all accessory buildings shall not exceed fifteen (15) percent of the total lot area.

Proposed: Total building area of 28.88%

  • Accessory structures: In the Residence A District the total maximum area for occupancy of accessory structures shall not exceed twenty-five (25) percent of the total rear yard area

Proposed: Rear yard coverage of 30.15%

Sec. 21-501. – Location.

(b)  Setbacks: All outdoor swimming pools, including above ground pools shall be subject to:

(1)  Minimum side and rear yard setbacks of fifteen (15) feet as measured from the edge of the water; 

Proposed: Pool located 12 feet from the rear property line.

The property is located in the “A” Residence District and the Hulse-Tuthill Historic District. All persons with an interest may attend and will be heard.  The Community Center is handicapped accessible. The Suffolk County Tax Map number is 0202-8-10-12.
