NOTICE OF RESCHEDULE OF PUBLIC HEARING: 5 GERARD STREET – ZBA 12/20/18 @ 7:00 pm

PLEASE TAKE NOTICE that the Village of Bellport Zoning Board of Appeals public hearing originally scheduled for November 15, 2018 at 7 pm to consider the following application has been rescheduled for Thursday, December 20, 2018 at 7 pm in the Bellport Community Center, 4 Bell Street, Bellport, NY:

Francesco Cuffaro, 5 Gerard Street, Bellport, NY is seeking the following variances to construct a new, 4,130 square foot, 2 story, single family dwelling with an attached garage, a 93 square foot covered roof over front entry and a 709 square foot rear deck that will be partially screened:

Sec. 21-218 – Height (Pyramid Law).   In the residence A District no building hereinafter constructed, erected or altered shall exceed thirty-two (32) feet in height, and must be set back from all property lines so that the height of any point of the building is not greater than the horizontal distance of the point from the nearest property line to the building or structure at that location or protrude through a diagonal line formed by a forty-five-degree pyramid angle from all property lines. Proposed:  Newly constructed dwelling protrudes 1,145 square feet into the pyramid.

Sec. 21-219 – Size of lot area.  In the Residence A District, no building shall be erected or altered on a lot, other than a corner lot, having an area of less than forty thousand (40,000) square feet or upon a lot, other than a corner lot, having a width of less than one hundred fifty (150) feet at its frontage upon a street.  Existing:  Lot size of 31,596 square feet.

Sec. 21-220 – Front Yard.  In the Residence A District, there shall be a front yard having a depth of not less than fifty (50) feet.  Proposed:  Newly constructed dwelling located 30 feet from front yard property line.

Sec. 21-221 – Side Yards.  In the Residence A District, there shall be two (2) side yards, one on each side of the building, the total width of both to be not less than sixty (60) feet, and no one side shall be less than twenty (20) feet in width.  Proposed 15 foot, side yard setback on west side of proposed dwelling.  

The Suffolk County Tax Map Number is 020-11-3-7.2.  The Property is located in the “A” Residence District.  All interested parties may attend and will be heard.  The Community Center is handicapped accessible.
