PLEASE TAKE NOTICE that the Village of Bellport Zoning Board of Appeals will hold a public hearing on Thursday, January 16, 2020 at 7 pm in the Bellport Community Center, 4 Bell Street, Bellport, NY to consider the following application:
16 Station Court LLC, 27 Station Road, Bellport, NY seeks the following variances to construct a 769 square foot garage in the rear yard of a mixed use property;
Sec. 21-312. - General lot, yard and height requirements.
(b) (4) No building or structure will be permitted in required yards and no parking will be permitted within fifteen (15) feet of rear property lines.
(c) Maximum height. No building hereinafter constructed, erected or altered shall exceed thirty-two (32) feet in height. No accessory building or structure shall exceed fifteen (15) feet in height.
Proposed: 769 square foot garage located in the rear yard, 9.91 feet from the rear property line where 30 feet is required; 15 feet 10 inches from the south side property line and 21 feet 9 inches from the north side property line where 25 foot minimum each side yard is required; total of side yards is 37 feet 7 inches where 50 feet total is required. Cupola on top of the proposed building brings height to 19 feet where 15 feet is allowed.
The Suffolk County Tax Map number is 0202-5-5-23. The property is in the Professional Business District. All persons with an interest may attend and will be heard. The property The Community Center is handicapped accessible.
