PLEASE TAKE NOTICE that the Village of Bellport Zoning Board of Appeals will hold a public hearing on Thursday, August 15, 2019 at 7 pm in the Bellport Community Center, 4 Bell Street, Bellport, NY to consider the following application:
Zenyu Properties, 9 Thornhedge Road, Bellport, NY seeks the following variances to construct a new 16 foot x 30 foot deck in the rear yard; construct an approximately 100 foot long retaining wall in the rear yard and locate a generator in the front yard:
Sec. 21-240. - Area requirements.
In addition any other requirements set forth in this chapter, the area restrictions applicable to any property located in the Residence "AA" District shall be the same as those set forth in article IV, division 2 of this chapter—Residence A District.
Sec. 21-226. - Area requirements.
b) In the Residence A District, unless addressed specifically elsewhere in this chapter, all structures and accessory structures must be located in the rear yard of a lot and be setback at least fifteen (15) feet from all property lines. No structure and/or accessory structure shall exceed fifteen (15) feet in height.
Proposed: Deck located 1 foot from the rear yard property line; retaining wall terminated 2 feet from north, side yard property line and generator located in front yard of property.
The Suffolk County Tax Map number is 0202-14-3-5. The property is in the “AA” residence district. All persons with an interest may attend and will be heard. The property The Community Center is handicapped accessible.
